The impact of motorway section under construction between the tow-ns of Cikowice and Bochnia on arable land

This paper presents a simplified method of assessing the impact of a motorway under construction on arable lands. The method developed makes it possible to determine all the losses resulting from and connected with the indicated problems of the motor-way impact. A basis for the determination of losses studied is the analysis of variations in land use, soil quality classes, and in the layout of agricultural roads along the axis of the designed motorway. It is assumed a measure of the multilateral impact of motorway on arable lands; this measure is a specific variant of lands value. The specificity of this value variant lies in the fact that while determining it, only the variation in the usefulness to agricultural production is assessed. Therefore, it is a measure to valuate arable land usefulness in the agricultural production. Thus, this assumed measure of the motorway impact is not a market value. The estimated land value will be close to its market value only in typical agricultural regions where the key parameter to mould the land price is production potential of such lands. Evaluation of changes in the spatial structure of farms caused by taking over part of land for motorway belt on example of A1 motorway

Estimation of the influence of motorway construction on the changes of agricultural land usefulness was carried out using simplified method elaborated by the author. It is based on the analysis of the course of the motorway axis and on the use of essential parameters such as width of the total land requirement, plots layout, or the arrangement of the roads and viaducts. Also other features of the land were taken into consideration. They inform about the agricultural usefulness of the land and may be used by determination of consequences of such investment realisation. Analysis was performed on a road section in the vicinity of Łódź. The road runs across seven villages in two communes - Stryków and Nowosolna. The sec-tion length is equal 7.145 km. The road section under consideration is divided in two parts depending on the commune in which is situated. The motorway runs for the most part through the arable land of the average class. It crosses 21 roads. 5 of them will be equipped with viaducts. The average distance between roads will be increased four times. Profit-making value will be reduced on the area of 300.92 hectars. ...

Coastal border as an indicator changes the effectiveness of agricultural production

The article covers the issue of changes in the scope of ownership of land bordering with the flowing waters. Detailed studies will be carried out on registered parcels of land, in the direct neighborhood of the river Ropa - the area of the city Biecz. The impact of highway on agricultural land on the example of a section of the A4 highway Tarnów - Rzeszów

An innovative method developed for estimating the highway impact on agricultural land allows determining all losses associated with the directions of this interaction. The basis for determining losses is the analysis of variability of land use and quality classes and the deployment of access roads to the land along the axis of the planned highway. Adopted measure of the multidirection impact of the highway on agricultural land is a specified amount of change in the value of land, at which determination only the diversity of the land suitability for agricultural production is taken into account. The developed method for estimating the highway impact on agricultural land is presented on the example of the designed section of the A4 motorway between Rzeszow and Tarnow with about 79 km of length. These are the areas located in the Podkarpackie Voivodship. The construction of one kilometer of the analysed section of the highway will cause the reduction of the agricultural land value amounting on average about 1,500 of cereal units. Valuation of spatial structures using cofficients of terrain relevance on example of klucze commune in małopolska province

In the paper the tests of landscape valuation with regard to its measurable value was performed. The usefulness of landscape valuation was examined in the process of real estate appraisal. The kinds of landscapes which occurre in the Klucze commune were de-scribed. Main types and detailed ones were obtained for the agricultural landscape as well as for the settling one. Next, the succesive stages of determination of theoretical value of landscape were presented using Coefficients of Terrain Rele-vance. To determine them the set of features characterizing the spatial structure of village was used. The features were divided in the relation to the structures of the land use, of agricultural use, of rural settling as well as conditions of natural en-vironment. Three groups of Coefficients of Terrain Relevance representing agri-cultural activity, non-agricultural as well as recreational were obtained. To show the usefulness of the Coefficients of Terrain Relevance and to show they practical use, the test of comparison of their values with the base of market prices of real es-tate occurring in commune Klucze was performed. Optimum land use on example of Pustynia village

The aim of this study was to show an optimum land use, using Bajerowski's method. It was applied to the east area of Pustynia village, situated in Podkarpackie province.The first part contains a presentation of the analyzed area, its natural con-ditions, landscape and life. The second part characterizes the current state of analyzed land and presents an optimal land use structure, together with the transformations to be made within the studied area. According to the Bajerowski's method, in order to determine the optimal condition, the study area was divided into 122 grid squares, called basic fields. Each field was studied, in terms of cha-racteristics, established in the method. The achieved results show, that the studied object is currently a typical agricultural village with 68.5% of arable land.
