Correction of farmland arrangement system to limit excessive distance increments to farmlands occurring during its optimization process

The optimization of a farmland arrangement system connected with the incorporation of required corrections makes it possible to obtain a small (close to the least value), average distance between farmlands and farmstead sites, as well as correct layouts of plots being allotted. The optimization process performed resultsin a specific parcellation of village, usually characterized by a significant diversity of distances to farmlands, and, also, in excessive distance increments in some farmsteads compared to the initial state. The correction developed makes it possible to eliminate excessive distance increments in farmsteads without any significantdistance increments to farmlands; however, it is associated with a certain increase in the fragmentation of plots. A particularly large increase in this fragmentation of plots is in the case of small areas of farmsteads parcelled out within single plots. In the village of Wojków under analysis, the application of the correctionmethod developed caused the number of plots belonging to local farmsteads to increase (i.e. to the farmsteads with sites in this village) by more than 20%. ...

Aspects of application of active databases in real estate valuation

The valuation process which results market value of real estate is based on the data involving both transaction prices and characteristics of a given transaction object. Features characterizing real estate, affect on variability of prices and in this case their accuracy directly influence on the result of valuation. The description of the transaction object in the notarial deed mainly involves the legal status of real estate while its physical features are usually omitted. This information can be supplemented on the basis of the collections of data contained in real estate cadastre, reconnaissance, data collections included in surveying documentation centres or information possessed by departments of architecture and civil engineering of municipality offices. However, such supplementation is timeconsuming and costly. The active databases presented in this paper can be used in the valuation process as a source of information on real estate being the object of transactions, which will considerably improve the quality and accuracy of the obtained valuation result. ...

Time series analysis of satellite observations made with application of EGNOS service

Lately we can see a very fast development of the satellite systems created mainly in order to raise the precision, compatibility and interoperation of satellite positioning. Besides functioning American GPS and Russian GLONASS other systems become, like for example Japanese: QZSS (Quazi- Zenith Satellite System), MSAS (Multifunction Augmentation Transport Satellites), Indian: IRNSS (Indian Radionavigation Satellite System), GAGAN (GPS and GEO Augmentation System), Chinese COMPAS, SNAS (Satellite Navigation Augmentation System) or Nigerian NIGCOMSAT (Nigerian Communications Satellite SBAS). The paper shows the results of measuring campaign carried out in Krakow (Poland) on a reference point with the aim to determine reliable accuracy of differential correction in one of SBAS systems - Satellite Based Augmentation System[Narkiewicz, 2003]. Testing control measurements were carried out using simple real-time DGPS procedure in the form of differential corrections from EGNOS system. Carried out detailed analysis of the results let us come to the conclusion, that GMS-2 receiver with EGNOS correction increases the real accuracy of positioningalong the X axis to 2.6m, along the Y axis to 2.1m and the height H to 3.1m. It could then be used to collect data for GIS with possibility of coordinates registration in different reference systems plus making photo documents. ...

Analysis of the agricultural real estate market on the example of rural municipalities in the krakow district

The market of agricultural estates is the leading segment in the real estate market in the Krakow district in terms of activity. There are two groups of investors active in this segment. The former group are the investors purchasing lands in order to run agricultural activity thereon. The latter group involves investors who see opportunities of locating capital in relatively cheap agricultural lands. Various objectives of the investors often cause considerable differences in prices which cannot be explained. Therefore, when analyzing the market of land estates of this nature the transactions related to the purchase of lands for purposes not related toagricultural activity must be singled out. This article presents an analysis of agricultural lands purchased by the former group of investors, lands intended for field cultivation with the total ban on construction and used in this way. ...

Calculating the adiacent payment as a result of the division of the real estate as the sign of the correct real estate management

Real estate management is one of significant dimensions of functioning of the entire country. Special liking in real estates, manifesting itself in desire for having them, is finding justifying in the fact that economic and investment ownerships are being assigned to them. Real estates are hiding the income potentialwhich it is possible to use up under the condition of actually taken action in themselves. They must be concentrated on achieving the best benefits possibly at the simultaneous optimal use of their advantages. It means that for the optimal use an appropriately selected strategy of the management is essential for the real estate. So the management of real estates determines relations and procedures of which real estates, but rational developing being aimed the space surrounding us are an object. Completion of all planned changes in the field it is a remaining issue in legal and geodetic activities which also constitute the aspect of the real estate management. So it is obvious, that a management of real estates isn't only regulations and administrative and the aspect associated with the evaluation of the real estate, but also geodetic procedures. The complete and efficiently functioning cadastre is a base for the correct completion of ...
